In the area of finance we develop custom models for annual operating and capital budgets specifically tailored for each client. We also develop financial packages for monthly reporting, variance analyses and forecasting. We design comprehensive lease abstracts and reports for real estate tax management. Detailed line item cost categories and chart of accounts are developed to focus on specific areas of cost in order to identify expenses accurately. Meaningful reporting methodologies enable our clients to understand when and why costs are incurred and how to better control expenses. These reporting techniques provide the fundamental tools to analyze and manage costs. Our professionals design and review specifications for all goods and services to be procured for the operation of every type of corporate property. Through a rigorous process of prequalifying vendors, we identify and evaluate vendors for participation in solicitations. We design bid packages for our clients which include detailed specifications, general conditions, scope of work, bid proposal and contract acceptance forms, and client specific attachments such as indemnification agreements and insurance requirements. All bids are analyzed to select the best qualified vendors at the appropriate pricing levels. Focusing on operations, our professionals concentrate on analysis and configuration mapping which includes the development of specific tasks and schedules for preventive maintenance. We focus on energy management, project management and regulatory compliance. We assist clients in the development of cost effective programs through the evaluation of existing property systems. We also conduct extensive inventories of equipment and a record of the inventory is entered into a computerized database. The property management system also maintains project information related to capital projects, such as tracking 1, 3 and 5 year capital plans by location and type of project. For example, the identification of specific targets or measurable levels of customer satisfaction may add value in determining how much to spend for a particular service. These findings may reveal the need to enhance or scale back certain services. Benchmarking and tracking and trending models in the area of finance and customer service lead to the development of best practices for our clients.
